How we advise, offer, and earn

Onboarding guide for advisors joining the practice: what we sell, how money is made, what to pitch after a Housing Strategy Session, and how the tools support the work.

For Recruited advisors & partners Not Client-facing Companion Systems / Attio guide

1. The practice frame

Agent Kammer is a residential advisory practice - not a listing mill and not a “get them on a free discovery call” funnel. Clients pay for judgment on real decisions: buy vs wait, stay vs move, which building, renovate vs relocate, how to sequence a sale and purchase.

Product

The advisory relationship

A session is how advice is delivered. Continuity (membership) is how advice compounds. Both are valid outcomes.

Naming

Housing Strategy Session

Public name for the first paid ~60‑minute engagement. Internally people still say “discovery” - publicly we do not. It is paid work with a written summary, not a free sales screen.

One session with a clear written recommendation can be a complete, successful engagement. Upselling membership is appropriate when decisions will keep evolving - never because “we need a close.”

2. How we make money

Revenue comes from advisory fees first. Transaction work is secondary and only when execution is the right next step.

Layer What it is How it earns
À la carte sessions Housing Strategy Session, Building Second Opinion, Portfolio Review One-time advisory fee (guidance bands below)
Memberships Essentials · Executive Advisory · Private Residential Office Monthly retainer for ongoing judgment & coordination
Transaction / partner path When a client is ready to buy, sell, or lease Execution via licensed brokerage partners / coordinated deal work - tracked in Attio as a Transaction. Never invent urgency to force this.
Advisor mental model: Get paid for clarity early. Earn continuity when the relationship warrants it. Earn deal economics only when a real transaction begins - after the advisory work, not instead of it.
Do not pitch “I’ll find you listings for free and get paid at closing” as the Agent Kammer model. That collapses us back into commodity brokerage. We sell the decision layer.

3. Offer stack (what to sell)

À la carte - begin with one decision

Primary entry

Scoped

Building Second Opinion

Multi-property

Residential Portfolio Review

By scope

Keep / sell / renovate / rent across what they own - lifestyle + long-term goals.

Memberships - when decisions keep evolving

Family office lane

4. Client journey

  1. Attract - Research Library, insights, Belonging Assessment, Decision Guide on the site.
  2. Book - Housing Strategy Session (paid). This is the work, not a free qualifier.
  3. Deliver - Session + written strategy summary / Decision Blueprint.
  4. Recommend - Soft next step: stop (complete), membership, deeper à la carte, or (only if ready) transaction path.
  5. Operate - Admin monitors; Attio holds the chart, lists, and tasks.
Funnel shorthand:
Belonging / Decision Guide → Housing Strategy Session → Written summary → Membership or pause → Transaction only when ready

5. After the session - how to pitch

End every Housing Strategy Session with one primary recommendation and a soft continuity ask. Match the ask to their situation - do not run the same close every time.

If you hear… Recommend… Why
One clear decision, then quiet for 6-12 months Stop here (complete) - optional follow-up note in 90 days Protects trust; one session was the product
Ongoing questions, market watching, “we’ll decide later this year” Essentials Light continuity without overselling
Active relocation / buy-sell this quarter, multiple moving parts Executive Advisory Needs cadence + research + coordination
Complex portfolio, family office needs, multi-advisor team Private Residential Office High coordination burden
Stuck on one building / underwriting a specific property Building Second Opinion Scoped à la carte, not a membership by default
Several owned properties, keep/sell/renovate unclear Residential Portfolio Review Scoped deep work before retainer
Decision made; ready to execute purchase/sale/lease Transaction path (partner / deal file) Only now - create Attio Transaction; do not invent deals from planning talk

Close structure (last 8-10 minutes)

  1. Recap the decision - one sentence recommendation.
  2. Confirm the written summary - what they’ll receive and when.
  3. Name the continuity option that fits (or name that none is needed).
  4. Ask a preference question, not a hard close: “Would light monthly oversight help, or should we pause until X?”
  5. Log in admin / Attio - stage, next action, membership interest Y/N.

6. Language that works

Soft membership ask
“You’ve got a clear next step from today’s session. If the decisions keep shifting over the next few months - financing, building shortlist, timing - Essentials gives you a standing place to think it through without starting from zero each time. If you’d rather pause after the written summary, that’s a complete outcome too.”
Executive Advisory ask
“You’re coordinating a sale and a purchase in the same season. That’s not one decision - it’s a sequence. Executive Advisory is built for that cadence: two strategy sessions a month, research between them, and priority when something breaks.”
When not to pitch
“Your decision is to wait twelve months and revisit. I’ll send the written summary. No membership needed unless something changes - and if it does, we start fresh with a session.”

7. Tools you’ll use

Client-facing

Website

Decision Guide, Belonging, Research Library, /advisory offers, contact. Captures signal; never shows lead score.

Internal monitor

Admin · /admin

Client charts, stage, summaries, Resync Attio. Use after sessions to set Advisory Client / next action.

CRM of record

Attio

People (ops), Housing Advisory (chart), Lead Pipeline vs Current Clients, Transactions only for real deals.

OS onboarding

8. What we expect from advisors

You own

Judgment & delivery

Run the session, write a clear recommendation, recommend the right next offer (including “none”), keep the chart honest in Attio.

You protect

Trust economics

Never force membership or invent a transaction. Prefer a smaller correct engagement over a larger wrong one.

You use

One stage language

New Signal → … → Advisory Client → Transaction Ready → Inactive. Same words in admin and Attio.

You escalate

When execution starts

Ready to buy/sell/lease → create Transaction, stay Advisory Client / Transaction Ready on People - don’t mark Inactive after a close.

Recruiting one-liner: We hire advisors who can charge for clarity - and who know when not to sell the next thing.
